BOOKING INFORMATION AND TERMS & CONDITIONS

Check in and check out
Check in is from 2pm onwards. We kindly request that you do not arrive earlier. This helps us to ensure that everything is perfect for your stay in the rooms, lounge areas, stables and paddocks. 
If you expect to arrive after 4pm, please call and let us know roughly when to expect you.
Check out from rooms is 10am. Stables, paddocks and loading car park should be vacated by 11am. 

Breakfast
There will be breakfast menu option forms in your room for you to note your requirements including dietary requirements. If you would be kind enough to leave the completed forms in the basket in the evening, we can attend to your individual needs. 
Please note, there are no food preparation facilities available to guests. B&B only. 
For fire regulations, we do not allow barbecues. 

Loading and unloading
For safety reasons, loading and unloading will be in the Home Farm Stables first paddock. There is plenty of room to manoeuvre both vehicles and horses safely. Horses can be turned straight out or be taken back to the Home Farm Stables yard. The paddock is secured for parking your trailer/lorry during your stay. You will receive the lock combination code on arrival. 

Payment and Cancellation Terms
A non-refundable deposit of half the total cost of your stay is required upon booking in order to secure your dates. The full balance is due two months prior to the start of your stay. Bookings made within two months of your arrival date will require non-refundable full payment. 
If you should need to cancel all or part of your booking and we are able to fill the booking, half the original deposit amount is refundable at our discretion. Please inform us as early as possible so that we can try to mitigate the costs of finding replacement guests. A change of date for your bookings is considered a cancellation and will be treated as such.
We respectfully advise that you consider insurance cover for your trip as we are unable to insure against loss of bookings due to cancellation. 
Additional charges incurred during your stay such as hay/haylage, bedding etc will be due on your departure. 
Please be aware that booking stabling and therefore reserving it for your stay will remain on your booking whether you choose to use it or not. 
Our pricing tariff and Terms & Conditions are subject to review and may change at any time. This will not affect prior bookings.

Payment methods
Deposits and the full balance can be paid via bank transfer or cheque. Details can be found on your invoice.  

Stables
A shavings bed in each stable is provided by us, additional shavings at extra cost. Guests are expected to maintain the stables on a DIY basis and we respectfully ask that guests leave them in a clean and tidy condition; with the bedding banked against the walls on departure day. Brushes, shovels, forks, hose points, buckets etc. are all available. 
A supply of hay or small bale haylage is available at extra cost. Please ask for up to date pricing. 
Please keep the yard clean and tidy at all times.

Dogs
We welcome a maximum of two well behaved dogs. Dog friendly areas are; the secure courtyard adjoining our dog-friendly bedroom, garden and patio areas, lawn area, paddock and yard areas. For the safety of all dogs and horses, please keep them on a lead at all times in paddocks and yard. We do not allow dogs in upstairs bedrooms or breakfast room. We do not allow dogs to be left in any vehicles or stables overnight.
Owners must control and clean up after dogs in all areas at all times. 
We regret that we cannot accept dogs that have not been booked in advance. 

Visitors
Visitors are welcome. We ask for no more than 2 visitors per booking and all visitors should vacate the premises by 9pm. Visitors may not bring pets onto the premises. For health and safety purposes, please check all visitors in with the manager. 

Insurance
For personal injury or death caused by guests negligence, neither the owners of Home Farm Stables not their employees, agents or representatives accept liability for the accident, loss, damage, injury or illness to horses, riders or other persons, land vehicles, their contents and accessories or any other person or property whatsoever, whether caused by their negligence, breach of contract or in any other way whatsoever. Guests are advised to ensure that their insurance agreements are in place. 

Riding on the beach
When riding on the beach, please be aware of tide times and choose your riding times wisely. A current tide timetable will be available and extra help provided if needed. Please be respectful and courteous to all other beach users including those with dogs. 
Please note that riding on the dunes is strictly prohibited. 
Also be aware as you approach the beach, look out for golfers at either side teeing off. 

Riding in the Home Farm Stables Arena
Please feel free to use the area and the jumping equipment stored outside it. For the convenience of all guests, we respectfully ask that any horse droppings be removed, and any jumps used be replaced outside the arena after use. 

Horse Health
All horses should be wormed and have up to date 6-month equine flu vaccination certificated. On bio-security veterinary advice, we will be checking all passports on arrival for up to date vaccinations. Unfortunately horses not vaccinated or showing signs of infection of any kind will not be permitted on site. This is to ensure we can protect all our guests and resident horses. 

Smoking​​​​​​​
Home Farm Stables is a no-smoking establishment. Guests wishing to smoke are requested not to do so in the buildings or in the stables/yard. Ash trays are provided in the garden, patio and court yard areas.
